Hullett Properties Transforming Historic Buildings into Vibrant Downtown Living Spaces

Written by: DJ Kreiss

Pittsburgh is home to many historical buildings, fit to accompany the city’s rich history. Hullett Properties is a real estate organization tasked with rehabilitating and urbanizing historical buildings. Through this process they wish to create a downtown area unlike ever seen before with family units being able to live and work downtown. An influx of families have moved into the Strip District lately due to this same centralized appeal.

After the Covid-19 induced quarantine which brought hybrid schedules and home offices, office buildings are in lower demand. Hullett uses this opportunity to repurpose these now vacant buildings into residential units.

Multiple renovation projects have residential and retail opportunities, allowing small businesses to establish brick and mortar locations and more bring high value retail experiences downtown.

Their most recent project has been the renovation of the Triangle Building located at 926 Liberty Avenue, which is recognized on the National Register of Historic Places. All building systems were replaced in addition to the roof and windows. The Triangle now comprises 15 residential units including a 4-bed penthouse, nine 2-bed units, and five 1-bed units.

“Downtown has all the ingredients to be the best neighborhood in the city”, says Brett Walsh, Principal of Hullett Properties. Currently Hullett has identified 25 buildings downtown they are looking to renovate and repurpose. Hullett Properties is planning to work with Partner4Work apprentices on every project they undertake moving forward, facilitating a stronger local workforce and community simultaneously.

In addition to future renovations the Hullett team is planning to install Pocket Parks, small green spaces, throughout downtown and other parts of the city without greenery. These urban gardens will enhance the pedestrian experience and allow children safe, designated places to play.

The Triangle is wholly owned by Hullett Properties and has begun pre-leasing. One unit is ADA accessible, and applicants may use Housing Choice Vouchers. For leasing inquiries please contact ivy@mvhp-llc.com and visit https://ivyresidencespgh.com/ for more building and leasing information.
